Is it legal for me to be asked to rent a deposit?
The 820 Act of 2003 (art. 16) provides that in urban housing no deposits in money or other actual charges may be required to guarantee the obligations of the lessee. The guarantee it does provide is that of public services, with a maximum of two billing periods (art. 15).
Renting an apartment with real estate requires paying about 1.3 rentals before receiving the keys. With the rates published by a real estate in Bogotá ([Master Group, 2026] (https://www.grupomaster.co/tarifas-de-nuestros-servicios/)), a $2 bedroom 2,500,000 (the median ordered in Bogotá according to Aptology)) costs $3,243,750 more to enter: $743,750 than the first month.
