Is the m² of the large apartments cheaper?
If the elasticity is less than 1, yes: kitchen, bathrooms and common areas weigh the same in a small apartment as in a large one, and the additional meters are less than the average.
In Colombia, within the same estrato, an apartment for sale 10% larger is requested + 7.6% more expensive. In Bogotá an extra m² is worth about 6.07 million pesos, compared to 7.25 million pesos of the medium m². The effect of size is weaker in Soacha (+ 5.1% for 10% of area) and stronger in Rionegro (+ 10.1%).
