How to use it to decide: If you already know what estrato you're looking for, start with the high index neighborhoods: they give you more space, parking and rooms for each weight. The index does not measure security, transport or state of the building; check that on the visit.
Frequently asked questions
What is the best neighborhood to rent in Bogotá for price? Depends on the estrato. For space, parking and rooms by weight: Mirandela (estrato 3), Santa Teresa (estrato 4), La Calleja (estrato 5) and Santa Barbara Central (estrato 6), with cut to 12 October of 2026.
Which estrato neighborhood 3 gives more meters for the rent? Mirandela: 33.6 m² for each million rent, with medium rental of $1,500,000.
Which estrato neighborhood 4 is most suitable? Santa Teresa and Cedritos head the index; in Santa Teresa the 76% of the apartments have a parking lot.
How is the price / quality index calculated? Within each estrato, each neighborhood receives a percentile in three sizes: square meters per million rental (50%), percentage of apartments with parking lot (25%) and rooms per million rental (25%). 100 is the best of the estrato.
Does the index include safety or transport? No. Just measure what the ads bring: price, area, rooms and parking.
Methodology
- Source: daily intake base of Aptology, with public ads of Metroocuadrado, Fincaraíz, Cienalquís, Rentola and alchem.com. Court as at 12 October of 2026.
- Filters: live ads that pass quality control, only apartments in Bogotá, rent between $400,000 and $30,000,000. TikTok and Facebook Market are excluded.
- Duplicate: one ad is left per group of duplicates (the same building on several portals). There are 21,042 unique apartments.
- Contents: only neighborhoods with at least 30 ads with area (20 to 400 m²), rooms and estrato 2 to 6. The estrato of the neighborhood is the most common among its ads.
- Limitations: are prices ordered, not closed. The neighborhoods come as each portal writes, so the same sector can appear with two names. Only groups with at least 20 ads are published.
