What it measures and what it doesn't: We measure how many days each ad that is still active (the age of the announcement) has been published, not the exact time until the contract is signed. It is the best indicator available today: our intake began on 9 October of 2026 and still does not have enough closed ads to measure time until leases. We'll update it with that data. The ads that are rented quickly come out before the sample, so these figures exaggerate some real time; they serve to compare neighborhoods and prices to each other.

Methodology
- Source: daily intake base of Aptology, with public ads of Metroocuadrado, Fincaraíz, Cienalquís, Rentola and alchem.com. Court as at 12 October of 2026.
- Filters: live ads that pass quality control, only apartments in Bogotá, rent between $400,000 and $30,000,000. TikTok and Facebook Market are excluded.
- Duplicate: one ad is left per group of duplicates (the same building on several portals). There are 21,042 unique apartments.
- Days published: cut-off date minus the publication date shown by the portal (Fincaraíz and Cienquítes; Metroocadrado does not publish it). Discard ages greater than 730 days. If the advertiser republishes, the date is reopened.
- Limitations: are prices ordered, not closed. The neighborhoods come as each portal writes, so the same sector can appear with two names. Only groups with at least 20 ads are published.
