What includes the "input" (and what does not)
- Yes: first month of rent + HOA fee (measured in the ads) and, with real estate, the study of the policy estimated at 5% + VAT of the rent, taken from the public tariff used in our study Lease and what is paid before the keys,
- No: business, public services or brokerage commission (usually paid by the owner). Deposit: Article 16 of Act 820 of 2003 prohibits the requirement of money deposits in urban housing rentals; if requested, it is irregular.
- The entrance is a estimate: the policy study varies by insurance and real estate.

Methodology
- Source: daily intake base of Aptology, with public ads of Metroocuadrado, Fincaraíz, Cienalquís, Rentola and alchem.com. Court as at 12 October of 2026.
- Filters: live ads that pass quality control, only apartments in Bogotá, rent between $400,000 and $30,000,000. TikTok and Facebook Market are excluded.
- Duplicate: one ad is left per group of duplicates (the same building on several portals). There are 21,042 unique apartments.
- Rental + HOA fee: if the ad says HOA fee included, the total is the rent; if it is published separately, it is added (between $30,000 and $5,000,000 and less than the rent). Unreported announcements are excluded.
- Entry with policy study: Total monthly + 5% × 1.19 of the medium rental (estimate, not measured in the ads).
- Limitations: are prices ordered, not closed. The neighborhoods come as each portal writes, so the same sector can appear with two names. Only groups with at least 20 ads are published.
