In 2026 the urban housing rental in Colombia may rise by a maximum of 5.10%, which is inflation (CPI) of 2025 published by DANE on 8 January of 2026 (DANE), This is set out in article 20 of the 820 Act of 2003: a $1,000,000 rental may be up to $1,051,000, and only when 12 months from the last readjustment are fulfilled.

Summary: The top of the rental adjustment is the previous year's PCI, not the increase in the minimum wage (23% by 2026). Since 2016, a rent that always increased the legal ceiling grew 85%; if it had increased as the minimum wage, it would have grown 172%.

How is it calculated (formula)

  1. Take your current rental (e.g. $1,500,000).
  2. Multiplicate it by the previous year's CPI in decimal: 1,500,000 × 0.051 = $76,500 maximum increase.
  3. New maximum rental: 1,500,000 × 1.051 = $1,576,500,

Rules of Law 820 of 2003 (text): - Article 20 each 12 month of contract performance at the same price, the lessor may raise the rent to 100% of the previous calendar year's CPI. It is not automatic in January: it applies on the anniversary of the contract or the last readjustment, and should be notified to the tenant. - Article 18 the monthly rental cannot exceed 1% of the commercial value of the property. - The increase can be less or zero; never greater. The rule is for urban housing; commercial premises are governed by the terms of the contract.

Finding: rental of a tenant with a contract in force increases less than the minimum wage

In the 16 years of the series (2011 - 2026), the increase in the minimum wage was higher than the legal ceiling of the rent each year. 2016 was the year more equal (7.00% compared to 6.77%). In 2026 the gap is the largest in the series: 23% versus 5.10%.

hypothetical scenario with a $1,000,000 rent in 2015: - If each year the legal ceiling went up: $1,846,344 in 2026. - If it had risen as the minimum wage: $2,717,385 in 2026, i.e. $871,041 plus a month,

Scenario: $1,000,000 in 2015

Eye: this applies within a contract. The price you ask for a new apartment on the market has no legal ceiling, so this scenario does not say how much market rental went up.

Monitor 2027: How much could rent up next year?

The ceiling of 2027 shall be the PCI of December 2026, which the DANE publishes towards 8 January 2027. Today there is a partial fact: to September of 2026, annual inflation was 6.29% and that of the year running 5.74% (Annex DANE, sect. 2026). In the same month, the actual rent increased 5.12% annually. This is not the top of 2027: is only an indication that it could be above 5.10% today. We update this monitor every month.
