- Source: daily intake base of Aptology, with public ads of Metroocuadrado, Fincaraíz, Cienalquís, Rentola and alchem.com. Court as at 13 October of 2026.
- Filters: live ads that pass quality control, in Bogotá, rent between $400,000 and $30,000,000. TikTok and Facebook Market are excluded.
- Duplicate: one ad is left per group of duplicates (the same building on several portals).
- Matched premium: compare the price per m² of ads from a portal in front of the other three inside the same neighborhood cell × rooms (minimum 5 ads per side), because Rentola does not publish estrato and reports the weighted median of the differences. So the premium is not confused with estrato or size. The attribute is detected in the text of the ad, so they only have ads with description. This study does not remove the duplicates between portals, because each one's offer is measured; the same repeated ad is removed within a portal.
